$5/sq ft for residential turf removal, up to $50,000 per property. LVVWD customers stack an extra $2/sq ft on top. Minimum project size is 400 square feet. Pre-approval required before starting.

Submit a pre-conversion application online
Go to snwa.com and submit the Water Smart Landscapes application before removing any turf. Do not start work until you receive written authorization.

Schedule and pass your pre-conversion inspection
An SNWA inspector will visit to measure and photograph the existing turf. This establishes the baseline square footage for your rebate.

Receive written authorization, then remove turf
Wait for written approval before touching anything. Once approved, you have 12 months to complete the conversion.

Install water-smart landscaping
Plant from the SNWA approved plant list, install drip irrigation with a filter and pressure regulator, and cover remaining area with permeable mulch or rock.

Submit post-conversion application and photos
After the project is complete, submit your post-conversion application with before-and-after photos and your irrigation system details.

Record the conservation easement and receive payment
SNWA requires a conservation easement to be recorded with the county within 18 months. Payment is typically issued within 30 days of easement recording.
Pre-approval is mandatory. Homeowners who remove turf before receiving written authorization do not qualify. Apply first, always.
