Southern Nevada offers one of the most generous turf replacement programs in the country through the SNWA Water Smart Landscapes program ($5/sq ft). Reno and Sparks homeowners can apply through TMWA for a separate xeriscape conversion rebate.

How to apply for Nevada rebates
- 1.Apply for pre-approval before you start. Starting work first is the most common reason applications get denied.
- 2.Take before photos of the area you plan to convert, then matching after photos from the same angles once the work is done.

Water Smart Landscapes Rebate
Southern Nevada Water Authority (SNWA)
$5 per square foot for the first 10,000 sq ft of functional turf conversion for single-family residential, $2.50/sq ft thereafter. Las Vegas Valley Water District customers receive an additional $2/sq ft. Minimum 400 sq ft project size. Conservation easement required.
One of the most generous and well-known turf replacement programs in the country. Conversion must be completed within 12 months of pre-conversion inspection. Payment issued within 30 days of easement recording.

Residential Landscape Rebate (Water Smart Landscapes supplement)
City of Henderson Utility Services
City of Henderson Utility Services pays single-family residential customers up to $575 for functional turf removal, plus $50 for each new approved tree, on top of the SNWA Water Smart Landscapes rebate. A minimum of 400 sq ft of functional turf must be converted, and customers must have already applied and been approved for the SNWA Water Smart Landscapes program before removing any turf (City of Henderson Utility Services water conservation rebate program, last verified June 2026).
