SNWA Water Smart Landscapes Rebate: $5/Sq Ft to Remove Your Lawn

The Southern Nevada Water Authority pays Las Vegas area homeowners $5 per square foot to convert functional turf to water-smart landscaping. The program covers Las Vegas, Henderson, North Las Vegas, and Boulder City. Pre-conversion inspection is required before you remove anything.

Common steps for every program in this guide

  1. Submit a pre-conversion application online. Go to snwa.com and submit the Water Smart Landscapes application before removing any turf. Do not start work until you receive written authorization.
  2. Schedule and pass your pre-conversion inspection. An SNWA inspector will visit to measure and photograph the existing turf. This establishes the baseline square footage for your rebate.
  3. Receive written authorization, then remove turf. Wait for written approval before touching anything. Once approved, you have 12 months to complete the conversion.
  4. Install water-smart landscaping. Plant from the SNWA approved plant list, install drip irrigation with a filter and pressure regulator, and cover remaining area with permeable mulch or rock.
  5. Submit post-conversion application and photos. After the project is complete, submit your post-conversion application with before-and-after photos and your irrigation system details.
  6. Record the conservation easement and receive payment. SNWA requires a conservation easement to be recorded with the county within 18 months. Payment is typically issued within 30 days of easement recording.

Do I need pre-approval before removing my lawn?
Yes. Pre-approval and an on-site inspection are required before you remove any turf. Removing turf without written authorization disqualifies you from the rebate entirely. Submit your application at snwa.com and wait for the green light.
How much is the rebate per square foot in 2026?
$5 per square foot for the first 10,000 square feet of residential turf removal, and $2.50 per square foot for area over 10,000 square feet. LVVWD customers add $2 per square foot on top. Commercial projects receive $3 per square foot. These rates are current as of February 2026; verify at snwa.com before applying.
Can my HOA block me from removing my lawn?
No. Nevada law (NRS 116.330) specifically prohibits HOAs from preventing installation of water-efficient landscaping. If your HOA sends a notice, you can cite this statute. SNWA provides a letter template you can send to your HOA.
What plants qualify for the SNWA rebate?
Plants must come from the SNWA Water Smart Plants list. This list includes hundreds of drought-tolerant and desert-adapted species. You can search the list by plant type and water use at snwa.com/conservation/plants.
Does the rebate cover Henderson and North Las Vegas?
Yes. The SNWA Water Smart Landscapes program covers all SNWA member agency service areas: Las Vegas Valley Water District, City of Henderson, City of North Las Vegas, City of Boulder City, and Big Bend Water District. Check your water bill or call your utility to confirm your provider.
